Termite Inspections
Full inspection focused on homes approaching or past the design life of their original construction-era termite protection.
More on termite inspections →City of Logan, QLD
Edens Landing sits on the south side of the Logan River, about 3km north-west of Beenleigh, and is almost entirely a product of mid-1980s development: Leighton Holdings built the suburb from 1984-85 on what was originally marketed as Holmview Heights.
The name honours Henry Eden, a timber-industry figure who ran punt and ferry services on the Logan River in the 1860s. That means Edens Landing is one of the more uniformly aged suburbs in our service area, almost entirely 1980s housing stock sitting directly against the river. Bob Gunn Termite & Pest Control has serviced Edens Landing for 25+ years with our own in-house technicians.

Because Edens Landing was built out almost entirely in one development phase, pest control Edens Landing work mostly deals with homes now 35-40 years old, old enough that any termite management system from construction is well past its original design life, but young enough that most properties share similar construction. The river boundary adds its own pressure: Edens Landing's position on the Logan River keeps soil moisture higher than suburbs set further back from the water. Every termite treatment Edens Landing and general pest control Edens Landing visit factors in both the suburb's age and its riverside position.
A suburb built almost entirely in the mid-1980s on a riverbank has a specific risk profile: ageing termite protection on homes that are all approaching the same milestone at once, right next to a water source that keeps soil moisture elevated. A pest control Edens Landing provider needs to recognise that pattern.
Our pest control Edens Landing service is built around the suburb's mid-1980s housing stock and its position on the Logan River, with every inspection checking both factors before any treatment is recommended.
Full inspection focused on homes approaching or past the design life of their original construction-era termite protection.
More on termite inspections →Barrier systems designed to replace or supplement ageing 1980s-era protection, accounting for the suburb's riverside moisture conditions.
More on termite treatment →Treatment for ants, cockroaches and spiders common to established river-adjacent gardens across the suburb.
More on general pest control →Baiting and exclusion sealing for rats and mice moving from riverbank vegetation into homes, particularly through cooler months.
More on rodent control →Edens Landing takes its name from Henry Eden, who was active in the Logan River timber industry in the 1860s and wrote to the government in 1865 asking for permission to establish a punt and ferry boat across the river. He later left the district for the Tweed River and eventually returned to England, where he took up the title of Viscount Eden. The modern suburb didn't exist under that name until 1984-85, when Leighton Holdings developed the land (originally marketed as Holmview Heights) into what became Edens Landing. Queensland Places notes the suburb was formally created in 1985 through severances from neighbouring Bethania and Holmview.
That means Edens Landing's housing stock is almost entirely one age: roughly 35-40 years old, built in the same development push rather than growing gradually over decades like older suburbs nearby. Properties this age typically still carry whatever termite management system was installed at construction, and that system is now well past its original design life in most cases. Combined with the suburb's position directly on the Logan River's south bank, which keeps soil moisture elevated compared with suburbs set back from the water, Edens Landing properties face a fairly consistent and predictable termite risk profile across the suburb.
For homeowners, that means most Edens Landing properties are due, or overdue, for a proper reassessment of their original termite protection, not because anything's necessarily gone wrong, but because the system installed in the mid-1980s was never designed to last indefinitely.
Alongside pest control Edens Landing, we service the neighbouring suburbs it was carved from, with termite treatment and general pest control visits scheduled efficiently across the Logan River corridor.

It's worth checking. Termite management systems installed at construction weren't designed to last indefinitely, and homes from Edens Landing's mid-1980s development phase are now well past that original design life. We assess the system and recommend supplementary treatment where needed.
Yes. Edens Landing's position directly on the river's south bank keeps soil moisture elevated compared with suburbs set further back, which supports higher termite activity for more of the year.
Largely, yes. The suburb was developed almost entirely in one phase from 1984-85, so most properties share a similar construction era and a similar termite-protection timeline.
We recommend annual inspections given the combination of the suburb's age and its riverside position, more frequent than the two-year minimum sometimes suggested elsewhere.
Yes. Rodent activity from riverbank vegetation is common, particularly through cooler months, and we offer combined termite and rodent visits.
Cost depends on whether existing protection needs supplementing or full barrier treatment is required. We provide a fixed, written quote after inspection.
Edens Landing sits on the south side of the Logan River in the City of Logan, formally created in 1985 from land severed from Bethania and Holmview. Almost entirely developed by Leighton Holdings in 1984-85, it remains one of the more uniformly aged suburbs in our service area, which shapes a fairly consistent termite risk profile across its streets, a profile we plan for on every pest control Edens Landing visit.
